Cap Reduction Plan

Sellect Realty encourages our Agents to pursue higher education within our industry by giving a financial incentive to them every year. Anyone who joins Sellect Realty as an Associate Broker receives $100 off their Broker Commission Cap every year. Additionally, any REALTOR who maintains the ABR, SRS, CRS, or GRI REALTOR Designations will receive $100 per designation off their annual Broker Commission Cap for every year they maintain the designations. If a Sellect Realty Agent maintains their Associate Broker’s license and all designations, they will receive a $500 reduction in their annual cap. This means that a REALTOR at Sellect Realty can pay as low as $3,500 per year to Sellect from their commissions.

Broker Split Reduction Program

Sellect Realty offers a fast commission track program for new agents to keep more of their money! Agents come on board with an 70/30 split. On this split, 15% pays for mentoring from an experienced agent. Once the new agent has completed $3 million in sales, the mentoring fee ends and the agent moved to an 85/15 split.

Annual Fees

Sellect Realty no longer charges annual fees for E&O and Technology to Agents that are on our current commission structure. All fees are included in any monthly fee and/or administrative fees earned by the Brokerage.


Sellect Realty supplies the eSign functionality in our transaction management system so that our agents can operate as efficiently as possible. The eSign software is powered by HelloSign, one of the nations leading electronic signature providers. Our agents and clients can enjoy piece of mind that their documents are secure.

One-on-One Broker Coaching

Any member of the Sellect family, regardless of their commission structure, has easy access to Sellect Realty’s Broker. His calendar is available at and is available for anyone to schedule time with him at their convenience. This avoids the awkward back and forth of matching up everyone’s schedule.

Lead Program

Sellect Realty provides in-house and purchased leads for its agents. All agents are set up on a round-robin lead system through Other leads are delivered on a performance basis.

CRM + Other Software

Included in the suite of technology provided to the Sellect family is a cloud based suite through ZOHO, our email provider. Members have access to the included CRM at no additional charge.

Agent Website

Available through the National Association or REALTORS agreement with Placester, all REALTORS will receive support in setting up their personal website to build their business.

David Knox Training

Sellect Realty provides the David Knox Training Platform to all of our Agents at no additional cost. The KnoxTraining service features over 300 online courses covering everything from our New Agent Bootcamp and Accountability Program to courses on Luxury Listings, Ethics, and more.


Peak Producers Training

Mandatory for all new agents, Peak Producers training teaches agents how to build a referral based business on a solid foundation without purchasing leads or cold calling.
