Choosing your Dream Home Wisely
While looking for a home to buy, it is important to understand your needs, wants, and limitations. Most buyers have somewhat of an idea at the beginning of the search, but are unclear on exact specifications for their criteria. There are so many different styles, prices, and locations of single family detached residential dwellings and multifamily homes. A Sellect Realty agent can help you find your perfect match.
Single family detached homes:
Also known as single family detached residential dwellings, they are often built on a single lot and have no shared walls with neighboring units. They are a free standing building, and may come with a yard of various sizes, garage, back yard, and storage.
The single family detached residential dwelling is commonly larger in size and can offer more privacy than an attached unit. Family gatherings, holiday celebrations, and other events may be held with greater ease.
The upkeep and maintenance of a single family home may cost more than a detached building, but is not always the case.
Single Family Attached Homes:
There are many types of attached homes including condominiums and townhouses. These two are the most common in the Metro Atlanta area.
Also known as a “condo,” for short. They consist of multiple units within a single building. These units are frequently in highly-populated, and desired areas, such as Atlanta’s Buckhead or Downtown.
The advantage of owning a condominium is usually in the location of the unit itself. Many of these condos are in affluent areas or business hubs, where owning a detached home may be out of financial reach. By purchasing a condominium, one may still live in a desired area without having to pay as much as a detached home in the same location.
The condominium frequently shares the cost of maintenance and upkeep between residents with monthly fees. However, restrictions on modifications to the units and outside may be limited.
Townhouses, like a condo, are also attached units. Unlike a condominium, the townhouse looks less like a hotel, and more like a home that has been attached to other homes on its sides. The units are commonly 1-2 floors in height.
The townhouse is also a good choice for a cost-conscious buyer when compared to the residential detached single family home. Costs for items such as maintenance may be shared, depending on whether your homeowners association provides these services.
